Information Regarding Annual Rent Indexation (Click to Expand)
The annual indexation for the monthly payment of rental properties is made once a year. Unless otherwise specified in the rent contract, rent increases are realized at the rate of "Change According to Twelve-Month Moving Averages" in the CPI determined by TURKSTAT (https://www.tuik.gov.tr/).If there is an indexation determined in the rent contract, it is examined whether this rate is above the “Change According to Twelve-Month Moving Averages” determined by TURKSTAT. If the rate determined in the rent agreement is below the rate determined by TURKSTAT, contract conditions prevail. If the rate determined in the contract is above this rate, the “Change According to Twelve-Month Moving Averages” rate determined by TURKSTAT prevail.
With the amendment made to legislation, the annual rent increase rate has been fixed to 25% (applicable between 11 June 2022 and 1 July 2023) for a one-off and only in residential rental agreements.
With an announcement made on the 4th of June 2023, this amendment has been extended for a 1 years period that will end on 1st of June 2024. Roofed workplaces are not included in this restriction and rent increases are realized in accordance with the principles mentioned above.
Provisions mentioned herein are not applicable for rent contracts made with foreign persons / companies in which foreign currency is denominated.
According to its scope, the maximum rent increase rates determined by the legislation and TURKSTAT are as follows.
